Robert Hayton serves as a Principal in Ryan’s Investor Services practice, based in the firm’s London office, where he advises owners, occupiers, and investors on UK business rates matters across all commercial property asset classes. He is widely recognised as a leading authority on business rates strategy and empty rates liabilities, helping clients manage exposure, reduce costs, and navigate complex and evolving legislation.

With more than 25 years of experience in UK property tax advisory, Robert brings deep technical expertise in business rates valuation, appeals, and empty rates mitigation. He has advised many of the UK’s largest and most sophisticated occupiers, developers, and investment funds, delivering practical, defensible solutions for both occupied and vacant properties. Robert is known for his strong advocacy, commercial judgment, and ability to translate complex data and legislation into clear, actionable guidance for clients.
