2024 to 2026 Triennial Assessment Roll

Taxpayers can expect to receive their 2024-2025-2026 property tax assessment notices starting this November. Because Quebec operates on a rotating triennial assessment cycle, not all municipalities will be affected in 2024. The following municipalities are among those in the upcoming assessment cycle:

  • Gatineau
  • Drummondville
  • Cowansville
  • Lavaltrie
  • Gaspé
  • Sainte-Adèle
  • Rosemère
  • Sainte-Marie
  • Val-des-Monts
  • Rawdon
  • La Tuque

Administrative Review

With each new triennial assessment roll in Quebec , property owners and, in certain cases, tenants can challenge their assessment by filing for an administrative review. The deadline to file a request for review for the 2024 triennial roll is April 30, 2024. After this deadline, the municipal assessment will become fixed for the entire duration of the roll, subject to a limited number of exceptions.

Key Considerations

The residual impact of the pandemic continues to disrupt the real estate market across various sectors. Office buildings and retail businesses have noticeably undergone significant changes, primarily because of the emergence of adaptive hybrid work environments and further use of e-commerce. In addition, municipal property values have surged by approximately 40% in industrial and vacant land sectors.

July 1, 2022 is the property assessment reference date, which aligns with the resumption of most economic activities. For businesses in these municipalities, this is their first post-pandemic property tax assessment. Given the changes in many industries, it is crucial to review your municipal assessment to ensure accuracy and fairness. Municipalities typically perform broad assessments based on many properties. Ryan can carefully analyze a property’s individual assessment to ensure an appropriate valuation has been used.
