Ontario's Municipal Property Assessment Corporation (MPAC) has mailed Notices of Assessment to certain taxpayers for the 2025 tax year. Despite the ongoing deferral of a general reassessment, property owners who receive an assessment notice may see significant changes in their property values.
For the 2025 tax year, the deadline to appeal an Ontario property tax assessment is March 31, 2025.
Reasons for Receiving a Property Assessment Notice
You may receive a property assessment notice if any of the following occurred:
- A new property was constructed.
- Property ownership details, such as name changes, citizenship status, mailing addresses, or school support designations, were updated.
- Renovations or improvements were made to the property.
- The property’s tax classification was changed (potentially because of a change in use).
- Modifications were made to the liability for tax.
- Other property details, including legal description, location, or occupancy, were updated.
2025 notices will still reflect property values as of January 1, 2016.
Appealing Property Assessments
Property owners and tenants in Ontario have the right to challenge their property assessments by filing either a Request for Reconsideration or an appeal. The deadline to file is March 31, 2025.
Ontario property owners are currently in an unprecedented 9-year assessment cycle without a general reassessment, but it might still be necessary to challenge the assessed value of a property. Recent decisions by the Assessment Review Board or assessment reductions obtained on competitive properties may also apply to your property.
