Commercial and industrial property owners in Ontario may qualify for a rebate of their 2024 taxes if their properties meet any of the following criteria:
- The building was damaged by fire, demolition, or other events.
- Repairs or renovations prevented normal use of the property for at least three consecutive months in 2024.
- A change in use or zoning resulted in a reclassification to a lower tax rate.
- The land ceased to be used for business purposes and became “vacant” or “excess” land.
- The property became eligible for a tax exemption.
Apply for a Tax Rebate
Ryan’s property tax team uses a three-step process to request a tax rebate on your behalf:
- Review – Our team identifies properties in the commercial or industrial tax class that may meet the above eligibility criteria.
- Apply – Each municipality has its own application process, and applications must be submitted by 4:00 p.m. on February 28, 2025.
- Prepare – Municipalities often require supporting documentation, such as building permits, contractor letters, time-stamped photographs, rent rolls, or floor plans. In some cases, an affidavit may be required. Ryan will address these requests promptly to prevent delays and avoid jeopardizing your application.
