Ontario Property Tax Update: New Assessment Notices, Same 2016 Valuation Date

Ontario’s Municipal Property Assessment Corporation (MPAC) recently mailed out assessment notices for the 2026 taxation year. As assessments continue to be based on values as of January 1, 2016, notices were only sent where a property has changed. Whether or not you have received a notice, the deadline to file an appeal or reconsideration request for the 2026 taxation year is March 30, 2026.

According to MPAC’s website, the following changes will trigger a new notice:

  • A new property (severance or change in identifier)
  • Update to ownership or school board support
  • Change in assessed value: improvements or additions
  • Change in classification of assessment resulting in tax rate change
  • Update to mailing address, lot dimensions, or legal description
  • Tenancy changes

618,360 of Ontario’s 5.7 million properties received a notice this year.

While assessors are adding new buildings and improvements to buildings, the values they add must reflect what those improvements would have been worth in 2016. As building costs and markets have changed, it is increasingly challenging for taxpayers to determine whether assessments are accurate or equitable.
