Tax Development Apr 10, 2025
Lackawanna County, Pennsylvania is at the halfway point of its 2026 tax year revaluation. Valuation notices were mailed end of March and will replace existing assessments from the prior base year of 1968. An informal appeal opportunity is available to all property owners to meet with representatives of third-party mass appraisal firm Tyler Technologies (“Tyler”). Tyler’s guidance advises that appointments must be scheduled by April 30, 2025 to effect any corrections or changes.
Notices of assessment values will be mailed to all property owners. Owners will have the option to file a formal appeal with the County Board of Assessment by the earlier of 40 days from the date on the notice or September 1.
With significant increases in commercial property taxes anticipated in 2026, property owners should proactively contact the local Pennsylvania-based Ryan professionals for a review of assessment notices and to schedule a target valuation discussion. Our Pennsylvania experts have already engaged with Tyler on numerous preliminary assessments and can provide property owners with guidance through this process.
