Does D.C.’s Inability to Render Written Decisions Allow You to Skip Payment of Your September Tax Bills?

The Ryan experts in Washington, D.C. learned that taxpayers who are awaiting appeal decisions from the Real Property Tax Appeals Commission (RPTAC) are still responsible for paying their tax bills by the September 15, 2021 due date. Payment is required despite not receiving decisions that address appeal issues presented at hearings held in late 2020. The constraints that COVID-19 put upon the commission have created a backup in the issuance of decisions.

For some cases, RPTAC’s Vice Chairman has issued a letter indicating they’re moving to sustain the assessed values but will not be accompanying the decision with a written explanation. In their view, the letter fulfills their obligation that the Commission shall determine the estimated market value of the real property for the applicable tax year.  

The only remaining remedy to correct an erroneous assessment is to appeal to the D.C. Superior Court.  Taxes must be paid in full to appeal.
